With the market shifting and our current economic standing, I'd like to focus more on cash buyers/investors and not rely on retail buyers.How did you build your cash buyers list?

I definitely want to see what I can swing with current conditions, a pre-approval and the timeline we have, but instead of looking at renting being a negative, I need to shift and think of it as a bridge to better things. 

If the economic or demographic tide shifts, those challenges will increase in complexity. 

Just wanted to share a bit of my journey, back in 2015, I was shifting away from my turnkey rental portfolio (11 rentals) towards syndications and private placements.

I would have to use the floating kind though as it will hide imperfections in the subfloor due to foundation shifts.

I’m open to that whole generally area so if the move is more towards LR then I may have to shift my area of interest.

So my wife picked up another job on night shifts and she work 80 to 90 hours a week.

Syndication isn’t just value-add multifamily, there’s ground up development, office conversion, self storage, net lease, etc so even if the deals are tighter in one type of syndication, I think people will shift and set their sights on another one.Plus people have different motivations for buying these assets - we’re seeing some 1031 investors buying properties at zero caps - they are just planting their money and don’t care about a return, they just don’t want to pay the taxes.Plus in general, there are multiple exit strategies, so if it’s not time to sell you don’t have to. 

I know there are a million reasons why it's difficult, but it seems like an underserved market and like maybe the political winds are shifting to make it possible to build business models around this kind of development...I'd love to meet local folks who are interested in chatting about this - share ideas and knowledge, and just get to know each other.

With the market shift, lenders have a lot more time to take you on as a future client and work with you on your credit situation run estimates and get you ready to submit an offer.
