I served a 3 day notice that stated "Failure to pay rent.

I'm a conventional girl, not looking for any crazy financing unless it serves me in my hold strategy. 

Most municipalities stack the deck in favor of detached single family homes, and I foresee that being a problem in the long run, when a duplex or triplex could serve 2 or 3 families' housing needs on the same parcel of land, if it were permitted.

If there is a notice provision, then you would have to serve the notice to the assignee first.

There is a really under-served market between traditional banks & hard money and this space is now growing with new lenders to fill in that gap.  

I'm interested in getting started as a mortgage lender as I suspect there may be an opportunity to build a small/medium business in serving small time investors.

I have a small house down the street that has served as a display but now i need to make decisions on how to execute to finalize the proof of concept.
