For example, if they punched a hole in the wall...but now that wall needs to be rebuilt or needs all new drywall anyway because of the fire...then the previous damage they caused doesn't matter anymore.

And theres also the potential that a tenant moves out and leaves the house trashed and holes in walls thus not only costing you money to repair and clean up but puts your rental income on hold until its completed and rented out again.
