The tickets are expensive, Security sucks, nickel and dime on everything, no customer service. 

Moving sucks; nobody wants to move.

I have been playing around with different filters the last few days.  I run my search and then for the fun of it, I start checking these properties to see if they are currently listed in MLS.  Every time I start check...

we rented a air bnb in the catskills it sucked.. but my son in law rented a semi mansion on the same trip on the shore in Mass or Main or somewhere up there and it looked pretty cool..

However the smoke remediation is more of a time/cost suck with having to clean and then Kilz it, and then paint.

I still own the property, but because my interest rate sucks and the taxes are absurd in Cleveland, it only cash flows like $67 a month after reserves.

Bad HOAs suck.

I would get rid of the word best in your first question because what I consider the best customer/tenant experience is going to be different from what you do.The best thing to do (to use that word) is sign up for a demo on both and I think they both offer a short trial period and really dive in and learn and figure out what one you like.I have used Propertyware, Buildium and Approlio (our current) and they are all fine and all suck, at least to our team and clients.
