Communication is the biggest key with any PM, and you have to communicate with them as to how you want to participate.

The cost of the money you will need for the project is another factor as in many cases, it is the next biggest expense after the renovation itself - DO NOT FORGET TO FACTOR THAT IN!

There is zero incentive for landlords to do any upkeep especially with long term tenants since they are all below market. 

However I wouldn't need all of those to get started the more the better but getting going is the biggest thing don't spend a year looking softly and analyzing deals to analyze them.

We're missing the biggest piece, which is more capital (everybody else's problem, too, I think!)

I love knowing that I actually can do so many deals so quickly & it doesn't have to be spanned out between now & retirement :)  The biggest takeaway for me was the "Delayed Financing Exemption".  

Make sure you learn how to deal with contractors, that is where I hit the biggest snag.

This way they have options, if they really want it-- sure-- it will cost more, but if not-- it gives them incentive to stay and hopefully take care of the place better!

The purpose isn’t to be mobile because it takes a special permit to even be able to drive it  The biggest question I would have as someone who knows nothing about this market is what part of your jurisdiction this would be legal.

And the biggest tip of them all is remember these people are there first and for most to make money .
