New tenant paying low rent wants a garage door opener

I just closed on a long-distance duplex last month where I inherited one tenant paying under-market value.  My property manager just signed a section 8 tenant today paying market value.  The property is in great shape but the new tenant is requesting me to install an automatic garage door opener in the detached garage.  What would the best-suggested course of action be.  Currently, we are getting an estimate on pricing.

Ask them how much extra rent per month this would be worth to them. If they say 0, then it wasn't very important to them after all.
