For example a handful of the floor joist were hanging freely in the air with no support under them causing a dip in the bedroom above, there were several rafters and rafter ties that were broken causing the dip in the roof, some foundation issues letting water run in to the cellar and many more.

You’d be amazed at how many houses in my region I could add $45,000 onto in 2 weeks just by giving the interior a neutral paint job, lovely new vinyl plank wood flooring and upscale light fixtures that an electrician can hang in 3 hours for $350 in labor.

It's not uncommon for agents to work on the other side of a transaction with another agent within their brokerage, we are all independent after all, (many of us don't even know the majority of the other agents working in our brokerage) and I would not automatically expect her to provide sub-par representation just because she hangs her hat with the same brokerage with the listing agent.

With all that said, I'm also just trying to get the hang of analyzing using the calculator, as some of the numbers I use for the various values are ones I've gotten from other people, so I don't know whether I'm off track on the basic math.
