If you could get a house that was suited to multi people living there, the student could be an interesting option to offer more affordable rents but perhaps end up more profitable over all? 

Hi @Frank Pyle, Have you checked some of the larger syndicators in the field?

New Double pane windows, new roof, siding, new drywall, restored hardwood floors, complete bathroom remodel, new cabinets and granite countertops , a complete electrical upgrade & for the most efficient heating and cooling 3 mini split heat pumps have been added.

Otherwise, you could ask the seller to see if they would terminate a lease but that's a likely no. you have 60'days to move in after purchase, so that does buy a bit of time from your perspective. 

This community is a goldmine for both! 

The way around the self-sufficiency test is a conventional loan with 5% down, which doesn't have this requirement.  5% down is for owner occupied properties only (just like FHA).
