This contractor had both of his employees who were handling the work quit, and after 7 weeks of trying to renovate 2 units, we made the decision to part ways and refund the money he was overpaid for work not completed. 

As stated in my post, I’m happy to answer questions and provide more information upon request.

We only own 1 duplex where we've directly encountered this same decision set.Broadly I think you've summarized your options correctly. 

We have to take in the best information that we have now and try to navigate the waters over the investment horizon.
