Many "war zones" and other distressed neighborhoods have owners who would happily give their properties away, but, a legal contract requires "consideration", hence $1.00 is quite common in those arenas.

The attorney will see to it that the agreement is legal and that all parties are protected.

@Pradeep Bhai: This is an emergent legal matter and it makes no sense whatsoever that you're "meeting" with your lawyer to discuss it at some time in the future. 

As to the legality I'm not sure that might be a question to ask the post office.

@Salvatore Giancola I believe it is legal in Ontario for a tenant to leave before the end of a lease by providing a 60 day written notice.

One option is to purchase them directly from BiggerPockets: https://www.biggerpockets.com/landlord-formsOtherwise, you could check for local organizations that sell those legal forms.

If you buy the land and close before you get approvals you better make sure you buy it really cheap so you have alternative exit options with the land to still make a profit.No legal advice given.

If the property is already listed, then really, your only choice is to go through the Realtor.Realtors are legally obligated to present offers to their clients so they should present yours.
