Mike, Once you find a buyer you can do one of a few things:When you get your buyer you then put the contract in your name and then assign it to your end buyer, or you can put an agreement in place before you bring a buyer stating exactly how you will be compensated at the close and the money will be cut directly to you so you will not have to worry about not being paid.

Banks will often take a lower offer from a serious cash buyer as opposed to a higher offer from someone with a bunch of contingencies and financing.So, my suggestion is to either take the inspector with you before making the offer, or better yet, learn to inspect the property yourself.Good Luck,Mike
