Scott - thanks ..several answers and comments ....1) have him check with a local title / escrow firm to see if there are any fees/ costs associated with removing the parents from the loan and title ( some states have taxes to pay when adding or removing a non married person to title ) 2) using rental income on the home is possible to use for qualifying only if there is history of this income being reported on his past 2 yrs of returns .....has this been reported 3) what are his debt / income ratios just using his verifiable income ?

I've never heard of anyone requiring this, so it seems strange to me.You hate to think the worst of someone, but since they just bought the place, I can imagine they have a home inspection report full of little things that need fixing, and I worry that they're trying to pass the cost on to me.

This is in North Carolina.I have a great tenant that moved in 6/1/2019 and signed a 1 year lease that would expire/renew on 6/1/2020.I just recieved a letter from her asking if she could break her lease because she has a reported "Domestic Abuse" situation ongoing and doesn't feel safe living there.Her father co-signed on the lease with her, they have not missed a payment yet and are very good tenants.

Hi @Chauncy Gray,It looks like you left a 0 off your ARV, it is showing on the report as $13,990, I am assuming it was to be $139,900 (the same as the purchase price since no repairs were provided for in the calc).Hope that helps!
