For my money these days if I didn't have at least $20k then I'd look to invest in in a REIT, 1st time investor special window in a syndication, or I'd be a Private Money lender to another investor at a guaranteed rate of return. 

It might be a short sale with a not-yet-approved sale price, which is its own special kind of nightmare. 

Also, there's 2-3 online companies now specializing in room rentals, but only in specific cities with housing shortages.

This one really messes up the unit.Some people like this need special therapy.

Immediately contact an Attorney specializing in Real Estate and provide them copies of all notices/orders.

One thing that combats the seasonality issue is that Sparkling Hill Resort is up there, and I'd imagine short-term rentals would be a good secondary option to Sparkling Hill/Predator Ridge Resort, as well as for special event accommodations (weddings, parties, etc.).Understanding your post was from almost a year ago, did you ever pull the trigger up there or anywhere else in the area?
