I'm a licensed life agent myself in CA (OK68442), and have a couple clients that do fund their RE purchases with life insurance loans and its a fantastic product for that. 

Ideally I would try and maximize density but the city will only allow a SFR.

I am looking to venturing into purchasing a pre-foreclosure property in Philadelphia and I was advised to go to City Hall to find the Lis Pendens or Notice of Default (NOD) filings.

I also read posts by others online who said that this is very common in large cities like Austin/Houston and college towns and that they advise to just keep renting the room and not cause any disturbance and that it will be fine as long as the landlord gets paid the rent monthly.
