There are a lot of funky things about landlording in Florida that I haven't run into in any other state and last I checked property management is an unlicensed industry down here so don't trust your property manager to be a state certified expert in the law.

I have been advised that you can get a quick turnaround by using www.taxtitleservices.com www.ustaxdeedsolutions.com or Meridian Title and they can “certify” the deed.
