There are a lot of funky things about landlording in Florida that I haven't run into in any other state and last I checked property management is an unlicensed industry down here so don't trust your property manager to be a state certified expert in the law.  

I have been advised that you can get a quick turnaround by using www.taxtitleservices.com www.ustaxdeedsolutions.com or Meridian Title and they can “certify” the deed.

She would have to show a w2 for the state, utility bills, certified mail to her at that address. 

Send a letter, via first class mail, AND certified mail return receipt requested (so Tenant can not claim they did not receive the letter).

We were just informed by a certified unlawful detainer assistant that we shouldn't have filed the 3 day notice to pay or quit.

Its founder is the first female certified Tax Lien specialist and seems to know her stuff.  

But when they didn't make up the missing 2 months' rent, I sent them a Certified letter letting them know they were in default, and they needed to pay it by 10/15.

I have recently used certified mail and have not heard a peep from the 5 tenants it was sent too. 

I am thinking about sending a carefully worded certified letter as my first attempt to contact them.
