then you'll start to take the properties that have debt on them and sell and 1031 into DSTs (Delaware Statutory Trusts) where the debt that is absorbed is non-recourse to you.

We've hired lots of new agents over the years and I strongly feel that its our responsibility to make sure our agents have all the information and knowledge they need to market and sell a property.To answer your question, in my opinion good marketing starts by working with the seller to make sure their property looks as good as possible (de-cluttering, minor repairs, fresh paint, staging.)

There are also numerous circumstances where the person/entity on legal title of the replacement property acquired does not match the person/entity that was on legal title to the relinquished property, such as fully revocable grantor trusts, single member limited liability companies and Delaware Statutory Trusts (DSTs) that are disregarded entities.
