Building garages, finishing out basements etc?  

Just want some of u guys opinion i have a 2 family home on contract for $275,000 its fully rented out in great condition in a pretty nice neighborhood the comps are $300,000 to $310,000 in its current condition ...im asking for a 7000 assignment fee...it has 3 bedrooms and 1 bath in each and a partially finished basement with a bathroom and kitchen that could be a possible 2 more bedrooms for the first floor ..just needs sheetrocking and carpet. ..let me know what you guys think .thanks

We plan to use higher end materials and finishes to cater to buyers in this market, and ideally would find someone with experience building in this town.

With your expertise you may be able to help me greatly.In my mind, I am thinking that a GC would handle siding/wrap/sheathing/insulation/drywall, carpentry, demo, framing, finish installation (cabinets etc.), flooring and minor painting.I definitely want a specialist for roofing...

After they are finished, they refinance the home (which reduces the cash flow considerably) but makes you liquid enough to purchase more homes and rapidly expand your rental portfolio.
