A one year lease could be construed to be a sale if arranged properly where a 99 year lease could remain a lease if written correctly as well (still widely used in the commercial sector by the way).

It is not that you HAVE to register as a foreign entity in the other state, but if you don't, you lose the liability protections made possible by your LLC and as such, you might as well do it in your personal name if you want that kind of risk exposure.Time deal or long term makes no difference, if the state finds out you are doing business in their arena without registering, you will be charged, if they don't find out, you will not but if you get sued, you have incredible risk exposure.Will

They may not offer a deal that is considered incredible based on percentages (ex.below 70% ARV - extras) but they know the area well and can guarantee a solid deal, reducing the risk of the rehabber.
