According the "Regulations of the Real Estate Commissioner", item number 2773 states "A real estate broker or salesperson, when engaging in acts for which a license is required, shall disclose its, his or her eight (8) digit real estate license identification number on all solicitation materials intended to be the first point of contact with consumers."

Printed material placed in the home at critical points that highlights improvements will catch a buyers attention nicely.I think it might also include very professional signage on the property that identifies it as your work product.

So while the seller may not be willing to make the repair since it was sold "as is" and you then do have the repair/walk decision, your EM is refundable as the property condition has materially changed compared to what your offer was based on.

so first find out whys he is wanting to sell and what your plan is. are u going to wholesale, flip, keep as rental, lease option or whatever. do u have cash or have it lined up. understand every seller says there house needs 2-2500 in work seen some that was told that and talking to him he said thats what the material would cost. so find out how he arrived at the number and what it consit of. you can call me and i can walk you through the basics. 260-440-0402
