My goal is to acquire loans that are either performing or non performing that have a significant amount of equity built into the property (I don't think Id look at anything more then 60%-65% LTV unless the property is something unique or in an AAA area).

So to me, it doesn't make sense to discriminate against crowdfunding investments for something that's going to be true of virtually every other alternative.Anyway, if you're convinced that crowdfunding platforms have a unique issue, there is a third-party company that adds an additional layer of due diligence on top of the crowdfunding platforms, you might be interested in: Alpha Flow.

Something else to remember is that for the seller, the property is unique and the best; for the buyer the property is full of problems and in bad condition!

For example, if someone were to say they wanted to buy a SFR and get into doing vacation rentals, they need to understand the unique challenges of doing that on Maui.
