The HW fees are essentially charging for the same services a PM performs as part of his/her duties, and delays in replacing these systems is better for the HW company, not necessarily better for you as a landlord.An owner may tolerate these (often frequent) band-aid repairs, but most residents will tire of them and vote with their feet.

We don't advertise to clients that they should do any of these things, but the reality is that something of that nature is unlikely to create an audit issue, unless you have a frequent habit of doing so, a significant set of expenditures at the hardware store and no documented labor to install those materials.That said, one should absolutely stay away from any work on an IRA property such as painting, landscaping, serious remodel work, etc.

Since we dont have a lot of time on our hands naturally, I have been doing "buy and hold", which goes hand in hand with how frequent we are forced to move.
