I even read to him the sentence that says "Under Proposition 19, a child or children may keep the lower property tax base of the parent(s) ONLY if the property is the principal residence of the parent(s) and the child or children make it their principal residence within one year."

I've seen a couple situations where the children borrow with balloon payments expecting their inheritance to be X, and when it turns out to be X-taxes things get bad.

I am not afraid of these people because I've dealt with worse and I don't live in FEAR as someone wrote on this forum but I have concerns because of my 3 children and I will protect my daughters at all cost.But thank-you all again for some thoughtful adviceKaye of Illinois

I would suggest that ceramic is noiser, and cold, so if you're renting to a family with young children crawling on the floor it may not be desirable.
