If I can net 8% in my passive stock portfolio (this is an example average), then it's hard for me to want to work so much harder for 5% in my property investment.Again, this is based on my primary goal of cash flow.

When you sell there is a recapture tax based on that depreciation taken.

Not sure about your market but he based it off Atlanta and that is similar in pricing to the market I am in.  

Can I make a Florida land trust and Florida LLC , or do they have to be based in the state where the property is located?

I have money saved and I'm ready to invest this money.My plan is to house hack a 4-plex ideally but I'm fine with a duplex or triplex at our next base in Minot North Dakota as a first investment. 

You could also limit the occupancy based on the capacity of septic or other systems.
