Currently here in Austin it's really easy to cashflow these properties; of course it won't last forever, but even if my rental income cuts in half (I don't expect anything nearly that drastic), I'll still be able to break even, at least.

Plumbing, and AC comprise the majority of the trade-specific repair calls I get (until, of course, my trades get in there and fix everything right--then the phone is quiet).As for the little piddly stuff, it is not easy to find a jack-of-all trades.
