If one knows their market well and is patient they should be able to pick out solid deals.  

I am pretty certain I will be working for one of you guys someday :)I think it is great to start young as like any other investment it is a patient mans game and the earlier you get started the better off you are.  

You have to be patient and work the system and processes you put in place.

That being said there are defiantly deals to be had just have to be patient.  

There are plenty out there and you'll find what you want be patient and don't get emotionally attached if you can help it.

One of the nice things about investing with long term patient capital with a 10 year time horizon is that we know going in that there will be ups and downs along the way, and there is no pressure to sell during a downturn if leveraged properly.Certainly interesting discussions.
