@Jarrod Covey ,from what my HVAC guys tell me (i've renovated/flipped several homes in NE PA) the heat pumps are fine in the moderate cold to warmer climates so your area should be fine. 

Except we don't have any chapters within a reasonable drive...Philadelphia, PA seems to be the closest and is 541 miles, 8 hours away.

So, if an experienced real estate attorney in a specific state defines a process for their clients that allows them to "wholesale" or whatever you want to call it (contract assignment, specifically, is illegal in PA, so no one I know does that specifically), then unless something changes materially in my state and everyone I know is operating under those rules, then all of the noise out there there does not matter to me because I know that those who follow those processes provided by legal guidance are acting well within their legal rights.

Hi @Kathryn S.I know that if your LLC is registered outside of Pennsylvania, then you will need to register as a Foreign Entity in PA to conduct business there. 

Harrisburg, PA allows 3 non-related tenants per apartment.
