We also do an 18 month term but I never intend to keep the loan that long and they are aware.  

Did you expect your tenant to pay and stay for the entire month of March?

Hi BP,I'm about to close on a duplex in Rochester, NY and was wondering if the community was aware of any government programs to make the duplex more energy efficient.  

It may help you get a settlement, but even if not, it can be a way for other investors in the area to be aware to avoid this contractor. 

If they want to stay it is their responsibility to contact you and pay their rent....serve notice immediately.

To my knowledge I am not  aware of codes that will legally allow renting a in-law suite.

I use only Airbnb because it works super well in my market (we stay at 88-92% occupancy using just Airbnb, so I haven't even bothered to mess with VRBO).

He was still willing to stay but the temp in house was still dropping and no power, dark, and reasonable unsafe for a guest so I had him cancel. 

I would like to ask him to do the broker price opinion for this new potential flip-  He is aware I don't plan to sign an agreement, so doesn't have the incentive of a commission down the line, but I would like to be fair an compensate him for his time and efforts.
