This will surely not be as easy as it seems...but hey, we're talking about real estate, nothing is easy.Also, assuming you bought all you SFH without your own money (private money), you now have a 600K apartment complex without even touching your own money. ;) Isn't real estate the most wonderful thing in the world?

I think its one of those under the radar satellite cities that offers a very good alternative to buy and hold investors who don't want to risk the tenant base and issues of buying in the bigger cities at the same price points.you can acutally buy a 40k home in Kokomo that will be nice.. decent tenants no thefts etc. as opposed to buying in one of the big cities that puts you in High touch risker areas.I made an offer on an apartment there last year it was I think about 60 units.. we did not get it..

Honestly real estate is not for everyone especially if you have no patience and want everything now, it takes time and a lot of hard work and for us a lot of sacrifices, but we are focused in our future, It has been very exhausting and very rewarding we love ugly properties and just love how beautiful we leave them, it's like we touch and it turns into gold. ;)We are working now on the house we have been living in for the last 2 years, we are ready to flip it and sell it, since an opportunity has popped up we are going to buy and live in my parents house which they don't want anymore we are getting it for $110k because it needs a lot of work, but ARV it can sell for $190k to $200k, it only needs about $25k to get it beautiful again.

The trouble comes with financing - many banks won't touch any deal with the word "condo" in it, and others will shy away from any deal like this that doesn't fit neatly into a real estate category.

Looking at that estimate it appears he's quoting you on a total of 49 windows. 39 removed, replaced with new, touching up paint. 10 more, replace broken pane only.
