Thank you for sharing how you got into this.My sense of this 1) steep learning curve 2) not easy 3) there is actual work involved :-) 3) it's like sales - you have to reach out to a lot of people and get a lot a lot of rejections 4) if you keep beating your head against the wall eventually you will get a break and things will come together 5) continuous education and outreach is important.But really I have no idea as this notion came across my path literally 48 hours ago.

a good tenant is one who can and will pay their rent and can prove it with references. be careful of the tenant that shows up with a fist full of cash and wants to move in today and they are have a U Haul attached to their car and 5 kids are bouncing off the wall in your newly painted apartment, their car looks like a dumpster and they are vague about the telephone numbers of their last two landlords.

Per our discussions during the “lease signing process” since they were college students, none of the tenants would be occupying the property during the summer and since this was the case, I relayed to them that I would take that time to make renovations (repair holes in walls, paint, renovate bathroom, etc.) to improve the state of the property and have it available by August 1st (they stated they wouldn’t even need the property available until Aug. 12th).Here’s where the fun starts.
