I have a few concerns with the process of using OPM: 1) How to prove my credibility to someone that has money to invest, even though I have not done a deal.2) This sounds obvious, but what types of people should I talk to, to see if they are interested in investing in real estate. 

When dealing with inherited tenants don't waste time being concerned about how they feel, most inherited tenants are not worth keeping, being fair has nothing to do with market rents.

By jumping the gun you run the risk of angry tenants that may cause you more damage and issues with your property plus legal fees in the name of them being a few days late.

I truly believe the buyer and agent are deliberately causing damage to my house to force repairs before escrow closes. 

The tenants that share a wall have now complained that he is playing loud music and causing a disturbance at night - every night.

As far as the DTI is concerned, do they compute that including estimated mortgage or is the up to 50% DTI before adding mortgage into the mix? 

I have found that it truly cuts down on questions and concerns from the buyers when the inspection report comes back with deficiencies.

@John Stone if your agent was the procuring cause then they are entitled to the commission.

Awesome return  but ouch on the accident ...hopefully this squirrel was fried for causing that much damage.Have you tried talking to your homeowners insurance for the property in regards to that hopefully you had it?
