They gained popularity in the late ‘70’s and early ‘80’s when interest rates were in the teens and money in short supply.They also became popular with promoters, “dream merchant gurus” and fraudsters who saw an easy way to cut themselves into a deal without putting any of their own money into them.I do a lot of probate and trust litigation work and have completed several thousand of my own deals over (45) years as a specialist.However, I don’t think that’s going to be the issue here.

I think this is good advice and I know a very popular lender here ( not me)  who still keeps his day job and has 200 homes, he has some wholesalers bring the deal and has a solid contractor do the work.
