In the Raleigh/RTP area, the local real estate crash of 2001-2002 was shared by virtually no one nationally.

I'm looking to further know how to execute and locate deals with substantial investment potential off the MLS that makes any experienced Cash Investors good profits as a Virtual Real Estate Assistant by referencing deals successfully working with experienced Cash Investors for locating deals meeting the investment criteria, that also close on properties very, very quickly.

Not surprisingly, some of the most successful and brilliant clients I had in the past had above knowledge in virtually every area of their industry.

They were really great, because I have virtually a totally new first floor in a fairly expensive home (~650K) and all I was out was my $1,000 deductible and a couple hundred dollars more in non recoverable depreciation.

If anyone knows a good CPA in eastern PA/Philadelphia, I'd like to take Brandon's advice and find a CPA early in my career.Marc, I know a great CPA in Philly, as well as several Virtual CPAs who work nationwide like @Daniel Hyman and his firm My online accountant.

(this is the strategy i am using... rapidly developing track record in both physical world and virtual world..... and rapidly explain how I am developing this track record.. but not really taking massive action.. in developing this track record.. but rather pivoting myself gradually towards major action...)However... before working with investors and possibly syndicating the deal... myself... i wanted to explore the feasible paths other folks took.. who already succeeded in syndicating their first deal.....Any help would be greatly appreciated... 

I will say my one tenant that has the ESA in a non-pet unit is so good about the care that in his case there is virtually no impact.
