If a landlord wants a tenant to cut grass, not only should the lease so state, but also the landlord needs to provide a lawnmower that actually works well and a place to store it out of the weather, along with any other landscape tools the tenant will need.

Just an idea, have you ever thought about deducting your actual auto expenses, another viable route I believe....let's say you know you use your car 60 percent for business (and I am presuming you use it predominantly for business) and you have 5,000 in Auto expenses, then you have a perhaps simpler deduction, 3,000......I have also read the mileage should be well documented, (think distance, time, day, purpose, and there are even apps for it..)..so if your documents are not perfect, actual expenses may work, too.

(You can also use realtor.com, and the phone app shows you sold properties. )  Once I see a house that is clearly a flip, (ad brags about everything being new, etc) then type that address into zillow, and look at the last sales price.
