Will the Eviction Moratorium ever really expire?

He openly said its not constitutional and that they are doing it so they can extend the handout. 

@Sean McKee - I am quite surprised that CDC extended the moratorium. 

I must say, it is frustrating that the moratorium continues to be extended.

You may have to extend you don't want to be long term in an airbnb. 

the eviction moratorium will probably not allow you to evict, as it has been extended. if they threaten to hit you that could potentially be a legal matter and even though it probably will not hold up in court, but getting a police report might be enough proof to get them out.  

If I was in your shoes, I would drive for dollars (drive around where you live...within 15 minutes of home, and gradually extend the area) looking for vacant, unloved properties.

I would tell them you have extended them a one-time courtesy in the spirit of goodwill, but you are going by the lease terms henceforth.If they are still dissatisfied, tell them you will invoke the "happy clause" and allow them to break the lease. 

@Stanley Nguyen if you haven't already, please consider operating as an extended stay rental that specializes in +30 days stays.

Bottom line is don't over extend yourself and play it smart when it comes to investing in a neighborhood/market.You may want to look at Town-home options if possible because of the lower taxes/HOI.
