I am interested primarily in small multi-family buy-and-hold properties (duplex, tri- and quad rentals), with an eye towards larger multi-family and maybe commercial in the future.At this point, I am looking to network with other investors, lenders, and people who are generally knowledgeable and successful in the Houston area.

If the seller is in need of immediate money, say to pay for medical expenses for instance, seller financing is not going to help him one wit.As to 25% down, loans here in the USA are immediately sold right after they're made, and buyers of the mortgages generally require the 25%.

When I researched the market, My eyes lit up when I saw how low the entry points were to get in the market but so far my research is telling me it’s a town in decline and decay.

The area needs a little help in my eyes, some questionable areas and people, same as anywhere else to me.

One thing that I do is just keep an open eye when I am driving around (and call on properties I find) and I do a lot of direct mail.
