Properties selling for near double what they did in 2015-16, while rents haven't increased much.The multi family hack I believe will be my best strategy for for investing in such a market, and being VERY careful in choosing the right deal with value add potential.

Curious to know if a hard money loan is possible in my situation, while I apply and receive financing through a 203k renovation loan to fix the violations, I understand it will be more fees, and higher rate, etc but I could use the closing cost assistance to finance the majority of it, unless there is a lender out there that doesn't care about having old violations on the home.I have good credit and very early six-figure income.

I'm generally going to let the occupants stay since they ate already there as long as they continue to take care of the property and keep paying the rent.If the rent is low dont start off with a major price increase unless you do want to loose these tenants, spend money on getting the house ready for new tenants and loose a couple months rent while all this is going on.
