You should have been using some sort of depreciation schedule, but it appears you are unaware of yours. 

generally there should be some sort of charges and fees with a transfer of title like that but i have seen folks get around it before so it may be possible just not ethical.

@Patrick Eldridge - I have until 45 days AFTER closing to ID 1 or more props concurrent with 180 days from closing to purchase, but I have to at least submit some sort of "intent" BEFORE closing I assume (and I haven't even hinted at it yet).

This will require the seller to be extremely motivated, and to place A LOT of trust in you.

Those sellers will be more motivated to negociate. 

And first let me clear the air and say I'm not one of these "STRs to the moon so better get levered up as much as possible" sort of viewpoints.
