Unless this is strictly a student housing for IU play you would want to be extremely hands on to make this work in my opinion.

I bought some commercial properties (5, 6, and 11 units) and they were all off-market and seller-financed.Learn how to make the numbers work for you and the seller.

Don’t send them to find motivated sellers.  

However if you had done a warranty deed (or a special warranty deed if you still have a mortgage on it) instead, your LLC has a claim against you for the issue on the title, and you in turn can go back to your initial title insurance to fix it.Some title insurance will allow to transfer the coverage to an LLC that you own 100%, but not all of them do or they may require an additional fee.

I may need to check on this, but my insurance company told me years ago that a tree in good health falling is an act of nature and the responsibility of whomever yard it falls into.

Depending on the price point, they may already be running targeted ads in cities/metros for buyers that may be looking for a second home/vacation home.

@Christian Rodriguez  Typically there aren't any restrictions on how you want to use your cash once the Heloc has closed.
