One thing all investors should note is that lenders & actually most all companies in the Real Estate space have minimum fees.

Due to bp, I outgrew my space and will continue to build on the momentum.

I had a listing that was a single family but zoned for multi-family and when we went to the town to convert, we were told that we needed to add 4 additional parking spaces in order to be compliant.  

Often times it seems newbies get into the loan space only to find out they need more tools than the latest greatest guru seminar told them about which is roughly a FC attorney and some form letters.  

Since so many owners are leveraged up to their eyeballs and there is rent control, many will not be able to pay $10,000 to $20,000 per parking space to have the work done.  

The form my attorney provided has a space for it, so apparently that's ok here in Nebraska. 

I'm interested in the multi-family space but am open to any opportunity that can build up cash-flow or experience.  

Unfortunately, there's nothing in DST space for non-accredited investors at the moment.
