It's important to simply be realistic upfront with how much time you have, how involved you want to be, if you want to transition from a more passive to active investor in the future, and what investing method will provide you with the most education & best returns. 

Also, finding a local lender tends to make the entire transaction go more smoothly than some of the larger banks.

We persevered and it ended up working out in the end, but not as smoothly as we planned.

I am located in the suburbs of Chicago so if anyone has any leads/connections to pass on that would be super helpful to get going  I initially want to start as a part-time agent so I can keep my current income in place then transition to full time once my book of business gets bigger. 

We stayed in Ohio City recently and it was cool...lots of transition and a very hip feel...the Cleveland architecture is awesome, and the indoor market is as good as any...and in the summer, you can't beat the lake.

Hey folks,I'm preparing to close a couple deals in the next month, and will be immediately putting those units under the care of an outsourced property manager.All the R.E. books I've read talk a lot about the purchasing process, and about the property management process.But I've never seen a comprehensive punchlist of everything that should happen right after closing, when the keys are fresh in hand, in order to transition a property from escrow into property management -- especially when there are pre-existing tenants and leases.

Can take a while to transition from listening/not listening deepening on app used , phone settings , hearbubs/Bluetooth setup.

If they don't, and ask me something that's already answered, then I know that hosting that guests will not be a smooth experience.
