I'll transition into long-term growth after I've made a good foundation but I'm trying to bust through my first property so I don't get mired in analysis paralysis.  

The DST can be a great transitional tool for a real estate investor and provide a good fall back position in a 1031 exchange. 

I'm considering either removing it down to the studs and putting up drywall or just adding a layer of 3/8 drywall over it to smooth it out and calling it good. 

How much are lenders requiring you to leave in the BRRR house when transitioning from hard money to 30 year fix?

Are you transitioning into sales slowly/part time or trying to go full bore?

Do not penalize them for moving, maybe assist them in the transition. 

There are a few inexpensive properties in "transitioning/not quite transitioned neighborhoods" but even those start at valuation or higher.Instead of leading with the process, I recommend finding the opportunity first - and then determining the process.
