The seller said that she already got an offer to rent it 800/month from a local handyman in order for him to store his equipment but she's more keen on selling.Any idea how I should approach coming to a price and negotiating for this thing?

I was bad at tracking for runs to supply stores and banking so I figured this was a pretty realistic charge.I know there are apps that you can use for mileage,, my friend is a traveling nurse and uses that app on her phone, so maybe someone else can give you more info on something like that

I think your wise to install a new roof, you can take the cost off your taxes and it will only add value to selling price, and it gives the buyer the peace of mind that they won't have to worry about a huge ticket item and shows your maintaining the property..Water heater,, is a no brainier..
