I just did a rental that had to be basically redone top to bottom, and we had to do everything from remove a sub panel that we did not think we had to do to re-pipe a lot of the house due to the old piping and moving the kitchen around.

I agree with the other Nathan, it is a thankless job, but that doesn't give the terrible PMs out there a pass.

i would say i have a healthy portfolio and a moderate amount of experience.i can't advise you or tell you what to do, but i can answer questions about my own experience.i would just post specific questions here in the forums. 

If you have a gain on the property and you later sell, you have to remember you have already taken part of your profits out.You also run into a basis issue.
