So over the last year I dealt with houses with roofs with gaping holes in them, mold damage, rain damage, broken sewage pipes, stolen water heaters, an ancient electrical panel that had caught on fire, my grandmother's metal shed being stolen by a hoarder tenant, my dad also being a hoarder, and even some fun squatters.

@Craig Cann if youre looking into a small multi and it still has plaster it also likely still has knob and tube or something ancient, I'd personally spend my efforts on the electrical and mechanical upgrades prior to worrying about the walls, but in general most of the units that have not already been gutted in this market and brought up to modern standards simply need that done.

If you're not sure where to spend money, I have never gone wrong focusing on things that will cause you neverending aggravation - old roofs, ancient heating systems, etc - and items that modern renters don't want to live without - dishwasher additions, central heat & air, etc.

In all honesty I swag most of my flips I work in foreclosure auctions and wholesalers where a good deal gets snapped up, no time or way to schedule a friendly contractor and work out a detailed scope.Age of house, when it last sold, any expired ancient MLS listing photos, exterior condition based on drive by photos give me an idea of whether the inside is "neglected" or abused.
