@Daniel Daneaunot sure i know how to answer this question since i don't know anything about you or an investor friendly brokerage firm. it's a very difficult time to flip in general - there is an inventory shortage, rates are high, etc.flipping is a tough way to get started. 

Also, is the lender a true private individual or a more well known firm?

Sellers stay firm through due diligence thinking buyers will fold but more and more I’m seeing buyers walk when things feel off.

I never had an outside recruitment firm, but I cannot believe it performed this bad. 

You are not going to find any institutional firm provide money for down payment and upfront costs.

However I agree with the Motion for summary judgment surrounding the QUIET TITLE action affirmed its likely NOT a collectable debt and YES we are getting a more firm legal opinion on that...

I think you mean you need a property tax attorney, I personally use Richard Shapiro out of Evanston, his firm helped me lower my property taxes here in Chicago.
