Anyone going to craigslist must be a little desperate and so that is an awesome resource for cash buyersGet a pro membership here on Biggerpockets and you can start posting deals on market place.Get BOTH a motivated seller website AND a cash buyers website going, rank it #1 and cash buyers are constantly messaging you if you have a deal available.

One is actually finding the buyers, and the other is vetting them.The best way to go about finding buyers if you have a property to sell is by finding properties (comps) that are similar to the one you’re selling and reaching out to those investors to see if they’d be interested in the one you have.

Pull recent cash transactions in PropStream or Privy, check the LLCs or buyers behind those deals, and give them a call to see what they’re actively looking for.

Find what's renting, for what. 

Motivation....they have to have a driving force like:New job in new location, must move before job starts.Life event....marriage, kids, divorce, retirement....must get more bedrooms or reduce expenses.Investor with cash they want to invest...especially 1031 clients.Everyone who is comfy in their house and just "thinking" of moving, is NOT moving.

The buyer had a home inspection done prior to closing. 

Find a good agent who KNOWS these buildings and what they go for.

I would probably get a buyers agent to represent you in the transaction.
