Attn. all investors: before spending money on entity formations/asset protection require  the service provider to explain how their recommended course of action will benefit you when the most probably real estate conflicts arise: landlord/tenant; premises liability; title/property defect; performance/payment dispute.

Than the reactive news cycle kicks in, explaining why mortgage rates are doing what there doing.

It takes lots of conversations to build the relationship and lots of explaining, but it is a great way to fund your deals.

It is frustrating as they've not given an ETA, nor explained what the hold up is.
