Most have a PG but i am typically conservative on LTV so not as worrisome as I look long term holds.So to answer the question, it depends

The challenge is two fold, you basically need a higher rate, lower DP bridge loan to get you to 12 months stabilized, and then also want/need it to be no PG.

My husband and I are considering turning the basement in our house into a long-term rental and I'm having a hard time finding a definitive answer about whether PG county allows them or not.

The problem of removing buffer time is if one trade takes a couple days longer you might loose the slot for let's say your drywall crew and then they have to push you back a couple weeks, which impacts everything else.

The only way to do this without refinancing would be if the note holder/servicer agrees to release the exiting partner from the PG and replace/supplant that with a PG from you.

You could require a larger deposit and/or you will need: business name, EIN,  a couple years financials, a bank statement, a pg maybe would be nice.
