You will be required to disclose any debt and liabilities on a future mortgage application, which includes this loan.If the loan is made to an entity with a PG from you, then once it has been paid directly by the entity for 12 consecutive months and included in the business cashflow workup, it may be excludable from DTI for Conventional loans.

The challenge is two fold, you basically need a higher rate, lower DP bridge loan to get you to 12 months stabilized, and then also want/need it to be no PG.

The problem of removing buffer time is if one trade takes a couple days longer you might loose the slot for let's say your drywall crew and then they have to push you back a couple weeks, which impacts everything else.

The only way to do this without refinancing would be if the note holder/servicer agrees to release the exiting partner from the PG and replace/supplant that with a PG from you.
