The rent amount may not be the issue, but what you are offering is pretty rough.The other issue is that the only type of tenant you can attract with beat-up finishes are the ones who are on a budget and "don't care".The single best thing you can do is personally tour some of your competitors close by.

I’m aware this creates a conflict of interest, even if disclosed, and I’m trying to decide whether to:Find a separate buyer’s agent to represent only my interests, orRepresent myself in the transaction and deal directly with the listing side.Both properties are listed at market price and I’ve already toured them, so the question comes down to negotiation strategy and legal protection.
