When you get the estoppel, verify the tenant/HA split, last inspection date, any pending repairs, and whether the lease auto-renews.

There isn't a right or wrong answer here which is part of the problem with investing I suppose so many options and opportunities ha!

Ha - you just never know where this job will take you - something different everyday!
