Start by checking platforms like Rentometer, Zillow, and Craigslist for similar SFHs within a few-mile radius, even if they're not in your exact target neighborhood.

@Dennis Bamford Assignments and wholesaling are similar in that they are both short term strategies designed to raise cash for other longer term strategies such as buy and hold, and fix and flip. 

A good starting point is to check similar rentals nearby, factor in your costs (mortgage, taxes, insurance, etc.), and make sure you leave room for profit.

The most recent comp had similar damage and it set the market for these types of properties.
